St Ives is an established Upper North Shore suburb with well-regarded residential amenity, where multi-residential development must respond carefully to the existing neighbourhood character and site conditions. Greenview's scope on Long House covered structural, civil, electrical, mechanical and hydraulic engineering, providing a genuinely coordinated multi-discipline service across the full development.
The challenge
Delivering five engineering disciplines across an 18-residence development requires a level of internal coordination that goes beyond what is achievable when disciplines are split across multiple consultants. Structural and civil design must be resolved together, particularly around stormwater management and substructure, and building services disciplines must be coordinated against both the structural layout and the architectural intent. The value of a single practice managing all five disciplines is in the efficiency of that coordination, which flows through to better documentation and smoother construction.
Greenview's approach
All five disciplines were coordinated within Greenview's combined REVIT model, allowing structural, civil and building services elements to be resolved together throughout the documentation process. This Building Information Modelling (BIM) approach enabled the team to identify and resolve coordination issues between structural and services disciplines before drawings were issued for construction. The integrated model also provided WINIM with a single point of contact for all engineering disciplines.
