Greenview provided building services engineering for Southbank, a residential apartment development at 14 Beatson Street, Wollongong NSW. The project comprises 38 apartments across seven above-ground levels, with two basement levels providing carparking for residents.
Working alongside architect ADM Architects and builder Pupovac Constructions, Greenview's scope covered four building services disciplines: electrical, mechanical, hydraulic and fire engineering. Southbank is representative of the mid-rise multi-residential developments Greenview has delivered across Sydney and the broader NSW market.
The challenge
Delivering building services for a seven-storey residential apartment building requires coordination across a high number of individual tenancies, common areas and basement infrastructure. Electrical distribution, mechanical ventilation, hydraulic services and fire systems must all be designed to serve both individual apartments and the common building infrastructure. Basement carparking introduces additional complexity around ventilation design, drainage and fire suppression systems that must integrate with the residential tower above.
Greenview's approach
All four disciplines were coordinated within Greenview's combined REVIT model, enabling the team to resolve services routes, riser locations and plant room configurations before construction commenced. This Building Information Modelling (BIM) approach is how Greenview delivers multi-residential projects. Close coordination with ADM Architects and Pupovac Constructions throughout the documentation phase ensured the services design aligned with both the architectural intent and the construction programme.
