Greenview delivered building services engineering for the refurbishment of the General Gordon Hotel, a heritage-listed pub located at 20 Swain Street, Sydenham. The project was delivered in partnership with builder Rohrig and AVA Architects, and involved the renewal of building services across the existing hotel building to support a contemporary pub offering.

Heritage pub refurbishments represent a distinct category of hospitality engineering project. The building fabric imposes constraints that modern new-build venues do not, and the services solution needs to work within those constraints while meeting current NCC standards.

The challenge

Engineering a heritage pub refurbishment requires balancing two often competing priorities: maintaining the character and integrity of the existing building, and delivering building services that meet current code requirements and support a contemporary hospitality operation. Services routes in heritage buildings are typically constrained by existing structure, finishes and spatial configurations. Section J energy compliance requires attention to the interaction between the building envelope and its mechanical systems — in a heritage building, this interaction is often more complex than in a new structure.

Greenview's approach

Greenview's team worked closely with Rohrig and AVA Architects to develop a building services solution suited to the specific characteristics of the General Gordon Hotel. All disciplines were modelled within Greenview's coordinated REVIT environment, enabling the team to navigate the constraints of the existing building before construction documentation was finalised. The Section J report was developed to address the energy compliance requirements applicable to the refurbishment scope.
