Overview

Greenview was engaged to provide Section J energy compliance engineering for the total refurbishment of an existing wing at Courtlands Village, a residential aged care facility operated by Christadelphian Aged Care at 15 Gloucester Avenue, North Parramatta. The project was delivered in partnership with Martin O'Toole Architects and involved the complete renewal of the existing wing to contemporary residential aged care standards.

Energy compliance is a particularly meaningful consideration in aged care settings, where the thermal comfort and air quality of the living environment directly affects the wellbeing of residents, many of whom spend significant portions of their time indoors.

The challenge

Total refurbishments of existing aged care buildings must meet the current National Construction Code requirements, including Part J energy efficiency standards, even though the base building may predate those requirements. Demonstrating compliance through a Section J report requires careful analysis of the building's thermal envelope, glazing performance, and the interaction between the proposed HVAC systems and the building fabric. In aged care settings, the stakes of getting the thermal environment right are higher than in standard commercial buildings — residents cannot simply move to a cooler or warmer space if they find the environment uncomfortable.

Greenview's approach

Greenview's Section J assessment was developed in coordination with Martin O'Toole Architects, ensuring the energy compliance analysis reflected the specific design decisions made for the Courtlands Village wing refurbishment. The report addressed the energy efficiency requirements applicable to a Class 9c aged care building under Part J of the National Construction Code (NCC), providing the project with the compliance documentation needed for the building approval process.
