Overview

Greenview was engaged to deliver multi-discipline engineering for a new multi-storey seniors living development at Eventide Village, located on Henry Lawson Drive, Padstow Heights. The project involved the delivery of contemporary retirement living accommodation on an existing aged care site operated by Eventide, with Greenview working alongside Stanton Dahl across structural, civil, mechanical, electrical and hydraulic disciplines.

Seniors living developments present a specific set of engineering requirements that go beyond standard multi-residential construction. The building's residents have particular needs in relation to thermal comfort, accessibility and the operational reliability of building services.

The challenge

Designing a new multi-storey building on an established aged care site requires careful consideration of how the new structure relates to the existing site infrastructure and operations. The civil and stormwater design must accommodate the increased building footprint without adversely affecting drainage on the existing site. Structural engineering for multi-storey seniors living buildings must account for the specific design requirements of accessible residential accommodation. Mechanical systems need to deliver reliable year-round thermal comfort, which is a genuine wellbeing consideration for older residents.

Greenview's approach

Greenview's multi-discipline scope was developed within the team's coordinated REVIT model, enabling Stanton Dahl and the project team to manage the interface between the new development and the existing aged care site. This Building Information Modelling (BIM) approach enabled the structural, civil and building services disciplines to be resolved as a coordinated package, reducing the risk of coordination issues during construction on an occupied aged care site. The mechanical design prioritised thermal reliability for the residents of the new seniors living building.
