Overview

Greenview provided multi-discipline engineering for the conversion and fitout of an upper-floor carpark at 93 George Street, Parramatta, into a new shared office space. The project was delivered in partnership with Nordon Jago and involved the transformation of a previously underutilised carpark level into a contemporary commercial workspace in Parramatta's growing CBD.

A key feature of the project was the installation of a new spiral staircase connecting the converted office floor to the ground floor lobby — a bespoke structural element that became both a functional and aesthetic centrepiece of the development.

The challenge

Converting a carpark to office space involves a fundamental change of use — from Class 7a (carpark) to Class 5 (office) under the National Construction Code — and with that comes a substantial increase in the building services requirements. Carparks have minimal HVAC, electrical and hydraulic infrastructure. An office space requires a complete building services fit-out from the structural slab up, including mechanical HVAC, electrical, data, hydraulics and appropriate stormwater provisions. The structural engineering for the spiral staircase also needed to address the interface with the existing building structure.

Greenview's approach

Greenview developed the full engineering scope in coordination with Nordon Jago, working within the coordinated REVIT model to ensure all disciplines — including the structural design for the spiral staircase — were resolved as a single coordinated package. The mechanical, electrical and hydraulic design for the new office fitout was developed to the standard required for a Class 5 commercial building in Parramatta.
