Greenview provided building services engineering for Avalon Apartments, a residential apartment development at 29 Virginia Street, North Wollongong NSW. The project comprises 22 apartments across five above-ground levels, with a single basement level providing resident carparking.
Working alongside architect ADM Architects and builder Pupovac Constructions, Greenview's scope covered electrical, mechanical, hydraulic and fire engineering for the full development. Avalon Apartments is part of a series of multi-residential projects Greenview has delivered in Wollongong with this project team, bringing consistent coordination and documentation standards across each engagement.
The challenge
Building services for a five-storey residential apartment building must serve the individual needs of 22 apartments while meeting the collective infrastructure requirements of the whole building. Riser design, plant room locations and services routes all need to be resolved within the structural grid and the architectural plan, and coordinated across disciplines before the construction team takes over. The addition of a basement carpark introduces dedicated mechanical ventilation, drainage and fire requirements that must integrate with the residential building above.
Greenview's approach
All disciplines were coordinated within Greenview's combined REVIT model, enabling the team to resolve services coordination issues before construction commenced. This Building Information Modelling (BIM) approach is central to how Greenview delivers multi-residential projects. The established working relationship with ADM Architects and Pupovac Constructions also contributed to an efficient documentation and delivery process.
