Greenview provided building services engineering for Benson Apartments, a large-scale mixed-use residential development at 6 Benson Avenue, Shellharbour NSW. Comprising 162 apartments above a retail podium and basement carparking, the project is one of the more substantial multi-residential developments Greenview has delivered in the NSW market.
Working alongside architect ADM Architects and builder Pupovac Constructions, Greenview's scope covered four disciplines: electrical, mechanical, hydraulic and fire engineering. Projects of this scale and mixed-use typology require building services that serve multiple distinct uses — residential apartments, ground floor retail and carparking — each with their own services requirements and NCC compliance obligations.
The challenge
A 162-unit mixed-use development presents significant coordination complexity across building services disciplines. Electrical distribution must serve individual apartments, retail tenancies and common areas from a shared supply infrastructure. Mechanical ventilation requirements differ markedly between residential, retail and carpark uses. Fire systems must be designed to meet the varying requirements of each NCC building classification within the one development. Resolving all of this before construction commences is essential on a project of this scale.
Greenview's approach
All disciplines were coordinated within Greenview's combined REVIT model, enabling the team to resolve riser locations, plant room configurations, services routes and penetrations across the full development before construction commenced. This Building Information Modelling (BIM) approach is how Greenview manages the coordination complexity inherent in large mixed-use residential projects.
