Overview

Greenview provided building services engineering for Sovereign Hills Town Centre, a new neighbourhood retail centre located at 15 Chancellors Drive, Thrumster NSW. Developed by Lewis Land Group, the project forms part of the broader Sovereign Hills masterplanned community in Port Macquarie's growth corridor.

As the retail engineer on the project, Greenview's scope covered four disciplines: electrical, mechanical, hydraulic services and a Section J energy efficiency compliance report. The project required coordinated building services delivery across a multi-tenancy retail environment serving a new and growing residential community.

The challenge

Delivering building services for a new neighbourhood retail centre involves coordinating across multiple future tenancies, each with its own services requirements and NCC compliance obligations. The Section J report, demonstrating compliance with the energy efficiency requirements of Part J of the National Construction Code (NCC), required a whole-of-building approach that accounted for the varied uses within the centre. Services infrastructure needed to be designed with flexibility for future tenancy fitouts while meeting the requirements of the base build.

Greenview's approach

All disciplines were coordinated within Greenview's combined REVIT model, allowing services routes, plant locations and penetrations to be resolved across the full building before construction commenced. This Building Information Modelling (BIM) approach is central to how Greenview delivers retail and commercial projects, ensuring that mechanical plant, electrical distribution and hydraulic services are fully integrated at documentation stage.
